How We Helped a Digital Agency Deliver 17× Traffic Growth for a Property Investment Client

Oliver Hodgson
Founder

Overview
Volaro is a digital marketing agency that partners with Julio for SEO delivery.
Rather than building an in-house SEO team, they work with us behind the scenes, we handle the strategy, content, and execution while they maintain the client relationship.
Global Phoenix Group is one of Volaro’s clients, and this is the story of what happened when we plugged in.
The starting point
Global Phoenix Group is a UK-based property investment company specialising in buy-to-let, assisted living, and holiday lodge investments across Manchester, Leeds, and London. When we started, they had almost zero organic visibility. Their average Google position was 63.3, effectively page 6 or 7. The only traffic coming through search was from people who already knew the brand name. For anyone searching ‘property investment Manchester’ or ‘assisted living investment UK’, Global Phoenix didn’t exist.
"Before Flexfolio, launching a polished site felt overwhelming. now, AI handles the heavy lifting we can focus on growth, not grunt work."
— Jordan Miles, Startup Founder
Real-world example
We designed a content strategy around four commercial topic clusters, each mapped directly to a revenue line for the business: assisted living investment, Manchester buy-to-let property, holiday lodge investment, and setting up a limited company for property investors. Over six months, we published 26 strategic content pages targeting non-branded, high-intent queries — the exact terms potential investors are typing into Google when they’re actively researching.
The results
Organic clicks went from 37 to 631 — a 17× increase.
The site moved from an average position of 63.3 to 16.3, jumping nearly 47 positions and going from invisible to the top of page 2. Impressions grew from 1,870 to over 12,100, and CTR more than doubled from 2% to 5.2%.
But the number that tells the real story is this: 301 non-branded keywords now ranking in Google, driven by just 26 pieces of content. A single article on assisted living investment generated a 28-keyword cluster capturing 1,182 impressions. The limited company setup content captured 40 queries and 904 impressions. This isn’t traffic for traffic’s sake — every cluster maps to a commercial intent that drives enquiries for Global Phoenix Group. How to get started
Why it matters
For Volaro, this is proof that white-label SEO can deliver agency-grade results without the overhead of building an in-house team. For Global Phoenix Group, it’s the difference between relying entirely on paid channels and referrals versus having a compounding organic engine that generates qualified investor interest month after month.
